Grove City New Home + 4.5 Acres on Big Darby Creek

More Information

Main Level: 1,512 SF plus the addition of a 4 seasons room that appears to be about 450 SF for a total of approx. 2,000 SF. The 4 season room has windows on 3 sides plus a wood burning stove, vaulted wood ceiling with ceiling fan. There is wood look ceramic tile throughout the main level. The main level has a living room, large eat in kitchen (all new stainless steal appliances) with access to the rear elevated deck. There is a closet off of the kitchen for a washer and dryer. 2 bedrooms and 2 baths. The master bath has a walk in shower tub and double vanity.

Basement: 1,512 SF walkout with a large rec room, bedroom, full bathroom, mechanical room with all new plumbing, sump pump, well tank, electric and large Geothermal furnace. The basement drywall has not been completely finished and the bathroom needs some final touches.

Garage: 2 car attached with opener. Insulated garage door with skylights. Concrete ramp up to kitchen door. Tongue and groove wood siding on walls and ceiling. Man door to the outside. Overhead walk up storage.

House Exterior: Originally the main section of the house is a 2004 modular home sitting on a full basement. The garage and the 4 seasons room have been added on. There is an elevated deck off of the dining area of the kitchen.

Barn: 2 story barn with large opening to park a motor home or camper. 2nd story appears to have a loft or living area and a deck. The barn was never finished or sided so the plywood has been weathered. Great project to finish.

Land: Secluded 4.485 Acres. Long driveway off of Opossum Run Rd. The land seems to drop off about 100 feet down to the Big Darby Creek. Walking trails through the woods behind the property. Great wooded views from the kitchen sink and the rear elevated deck. Currently the front yard and all around the house is overgrown with weeds and brush.

Misc: There are 2 tractors, 2 travel trailers, new kitchen appliances and many other items of personal property on the property. We are not making any guarantee that the personal property items transfer with the real estate. It is believed that this home has never been lived in and was originally started in 2004 and work recently stopped once Mrs. Lewis passed away. South Western School District. Pleasant Township.

Basic Terms:

*This is a Foreclosure Auction ordered by the Franklin County Common Pleas Court. The foreclosure process clears all liens and encumbrances on the subject property.

*The property sells with a minimum opening bid of $148,000.

*The required deposit is $10,000.

*In the case of an online purchase, the successful bidder will be required to directly deposit the required amount into the trust account of Ohio Sheriff Sales at any Chase Bank branch OR initiate a wire transfer to said trust account by 5:00pm the day of auction. Purchaser may also have the deposit charged to the credit card provided at the time of registration with a 4% processing fee added to the deposit amount. ACH deduction is also available with no additional cost by providing your bank account information to the PSO. This method is highly recommended. If deposit has not been made by 12:00pm the day following the auction, the credit card provided at the time of registration will automatically be charged along with the 4% processing fee.

*The real estate is sold As-Is with no contingencies. All inspections (if available) must be done prior to Auction.

*Close within 30 days of court confirmation.

*No contract is signed after the auction. A one-page buyer information form is the only document that is required by the court. See THIS LINK for the form.

*A 10% buyer's premium will be added to the high bid to obtain the final selling price.

*Provisional Auction Date: In the event the minimum bid is not achieved on the first auction date, a second auction will take place between 7-30 days later subject to no minimum bid.

*Buyer pays all closing costs.

*Private Selling Officer deed given at closing with no liens or back taxes.

*The purchaser shall be responsible for those costs, allowances, and taxes that the proceeds of the sale are insufficient to cover. (This would typically only be in effect for a property that sells for less than the amount of taxes that are owed.)

*Bid increment for Online Bidding is $100.

*When you place a bid, you can place a "Maximum Bid" and the software will bid for you in $100 increments. You will be notified by email and text if you are out-bid.

*Bid Extensions: If a bid is received within the last 5 minutes of the Auction end time, bidding will extend for a 5-minute period of time. Bid extensions continue until all bidding is exhausted.

*Default: Be aware, if you are unable to close within 30 days of court confirmation, your deposit is non-refundable, and you could be liable for other costs and possibly be found in contempt of court.
