This is a foreclosure auction ordered by the Erie County Common Pleas Court. The foreclosure process clears all liens and encumbrances on the property. 

The property sells with a minimum opening bid of $27,333, as set by the Court Order. A 10% buyer's premium will be added to the high bid to obtain the final selling price. 

The buyer will immediately write a check for $5,000 as a deposit on the property. If there are no bids at the auction on March 8th, there will be a second auction conducted on March 15th @ 2:30PM at the same location as the first auction (on-site). The property will be offered at the second auction subject to no minimum bid, and will sell to the highest bidder subject to Court confirmation. 

The real estate is sold As-Is, Where-is with no buyer contingencies for financing, inspection or otherwise. All desired inspections (if avaiable) must be completed and necessary financing arranged prior to auction day.

Balance and closing required within 30 days of Court confirmation.

*In the case of a tax-lien foreclosure, the opening bid is the aggregate of the tax certificate, interest, court costs and current tax proration.

$5,000 for properties appraised between $10,000 and $200,000.
$10,000 for properties appraised over $200,000.
